Negotiating an Offer

Negotiating an offer is the process of communication between the buyer and seller in order to reach an agreement. This is usually through real estate agents on behalf of their clients. Negotiating a contract is a very sensitive area and anxiety can be high.

Selecting the right San Antonio area home is a major decision and negotiating the home is just as important. This is the point where the value of an experienced REALTOR® is clearly evident.

As REALTORS® and professional negotiators, we try to preserve the relationship between the parties, and work together to resolve any problems. Our goal is to reach an agreement where both the seller’s and the buyer’s needs are met.

A lot of seller’s have “emotional value” attached to the property so it has become common for the buyer to submit a letter explaining their intentions and feelings about the property. This can help the buyer’s position since it will involve the seller’s emotions and the decision of selling “their home”.

There is no standard percentage to that can be used, but home buyers usually offer less than list price, unless it is a sellers market. A comparative market analysis should be used to determin the value of a home as it will show recent sales, pending transactions, and current listings for the neighborhood.

Since no two buyers or sellers are alike so there is no specific strategy to negotiating a real estate contract and no aspect of the home buying process is more complex, personal or unpredictable than bargaining between buyers and sellers.
